Wasilla real estate statistics for April 19-26, 2010 This includes Palmer and the rest of the Mat-Su Valley as well.
The real estate market appears to be picking up judging by the the statistics of the last two weeks. Pending sales, new listings, and closed sales are all up. My phone is ringing a lot as well, and judging by conversations with other Realtors, there is a lot more activity valley wide.
Take a look at the table below, notice that DOM is down significantly, it was over 150 days for the total active market not very long ago.
Average Price | Median Price | DOM | ||
New | 77 | $233,585 | $225,000 | . |
Total Active | 841 | $276,271 | $239,900 | 128 |
Pending | 35 | $218,894 | $199,900 | 99 |
Closed | 23 | $231,058 | $199,00 | 118 |
Below is the last week in April of 2009 for a comparison, note that we have more new listings, more pending sales, and more closed sales this year than last. We also have more houses on the market for this time of year. I think it is all a result of the tax rebate stimulus which ends in 4 days. Two weeks from now another comparison will be in order.
