Almost every day someone asks me how real estate is selling. I took a look at the market in March here: Better Get Off The Fence. but I haven’t had a chance to look at it since then.
Intuitively I have felt the market moving along at a fast pace but other agents have told me that the market is still flat.
Well, tonight I took a look and here are the facts.
We are up this year in volume by about 16% over the previous 5 year average. We are up even more over last year to the tune of 22%. That is significant in anyone’s book.
We are up in median price over the previous five year average by about 3.5% which is modest. In fact, we are down a little from last year.
And we are down in days on the market by about 12% over the previous 5 year average. That is also significant.
So it appears that are market is picking up the pace. This is indicated by both a significant increase in total sales and a significant decrease in days on market. However, this increased demand has not yet been enough to boost property values by much. In fact, while the median price is up about 3.5% over the five year average it is actually down a small amount from last year.
