These statistics actually include the entire Mat-Su Borough from Talkeetna to Sutton and even beyond that. But the bulk of the real estate activity is obviously around Palmer and Wasilla.
As you can see from the first chart below, the average sales price has been increasing sharply the last 3 years. Things were pretty steady for the six years previous to that, a little up and a little down, but then demand increased and prices shot up. the average sales price is now around $250,000.
It’s important to realize that this is an average, this includes some homes over a million dollars and some cabins below $20,000.
The second chart shows the amount of homes sold. This number has also been increasing the last few years. If you look all the way back to 2006 however you can see that 2015 was the first time we surpassed that last mini-real estate boom.
