He has been recording the amount of total listings on the same day of each month compared to the total pendings. This is an extremely difficult statistic to find without actually keeping it over time. We don’t have historical data like that on our MLS system.
The ratio of the active listings, (homes for sale), compared to pendings, (homes under contract), gives an indication of the health of the current real estate market. Tim’s data is invaluable.
What we see when looking at this data is that the ratio of listings to pendings has really not changed very much over the period of time that Tim has been keeping these statistics. I compared the average of the last six months to the first six months of the data and came up with almost the same ratio. The most recent ratio is 28% compared to 29% for the oldest data.
This doesn’t say anything about the prices or the total sales but just shows the comparison of the houses for sale to the houses under contract. The attached data from Tim also shows the total sales over the last four years. What you will see is that 2010 is almost the same as 2009 and a little less than 2006 and 2007. however…compared to some of the crashing real estate markets in other parts of the
country things are chugging along surprisingly well.
