As of right now the state estimates that we have 101,178 people in our borough. that is 2,115 more people than were in the borough last year. Those people need houses.
Where are they coming from? The borough has a good graphic that indicates where the population comes from. They don’t tell us if anyone leaves…except that some people die. So, in the Mat-Su Borough, “you can check out anytime you like, but you can’t ever leave”
Last year there were 387 new house sold as per our Alaska MLS system. That is less than the total number of new homes because they aren’t all on the MLS. If there were 1958 total homes sold for the year then new construction is about 20% of the total market. That is down a little from previous years, but not by much.
The average sales price accross the board for a single family home is just under $250,000 but the average price for a new home was just under $300,000. It makes sense that the new homes would be higher price. A lot of these are “move-up” homes for people selling a smaller home.
