The Matanuska Susitna Borough has an ordinance requiring that a lot be at least 40,000 square feet to have on-site water and sewer. Most properties have their own well and septic system so have what we refer to as the Mat-Su acre. 40,000 square feet is just 3,560 square feet short of an acre.
Therefore most houses are on about one acre of land. But many people would like more land than that. In the core area of Wasilla and Palmer more than 85% of the homes are on less than 2 acres so we certainly searching for a smaller number of homes.
