In the last year we experienced three cases where the the forced air furnace was determined to need replacement. In two of those cases a second opinion saved the seller thousands of dollars.
Both of these cases involved the original heating contractors who inspected the furnace. They both determined that the heat exchanger was cracked which required a completely new furnace. They both also gave a bid to provide the new furnace. A new furnace is at least $3,000.
The home owners got a second opinion and in both cases the furnace and the heat exchangerdid not need to be changed. There were still repairs needed but they were only a couple hundred dollars.
In the third case, the heating system had been inspected about 6 months previous to the sale and so was not done again. The new buyers moved in and by the first morning they all felt sick. When the carbon monoxide detectors went off they got out of the house and checked into the hospital. At least one child was given oxygen.
To make the long story short…that furnace was replaced.
Bottom line…get your heating system inspected. But before replacing get a second opinion.
