Conventional wisdom says that you should list your home for sale in the spring when everyone else is also putting their homes on the market.
But take a look at the chart below. You will notice that seasons certainly make a difference in the market. Looking at the pending line compared to the new listing line brings out an interesting point. There are a few places where the new listing line, (the red line), actually crosses the pending line. Those months are in the winter.
Very few people want to put their homes on the market between Thanksgiving and Christmas. But people who need a home are still shopping during that time. And very few new listings are showing up for them to look at. Any new property that hits the market is closely scrutinized by these winter shoppers.
So if you are holding out for the spring market but would just as soon head for southern climes sooner rather than later you might want to re-think the conventional wisdom.
