I usually focus on the Mat-Su real estate market, but today I want to compare it to Anchorage because the numbers are pretty eye-opening.
Current Market Inventory:
Mat-Su Borough: 347 homes for sale – We call this a low inventory market compared to pre-COVID levels.
Anchorage: Only 150 homes for sale – That’s less than half of what we have in the Valley, despite having three times the population!
Anchorage is selling more than its total inventory every month—that’s how tight the market is there.
New Construction Trends:
- Anchorage: 42 new homes on the market (29% of total inventory)
- Mat-Su: 102 new homes for sale (28% of total inventory)
- So, while the new construction ratios are similar, the overall housing supply gap is huge:
- Mat-Su: 347 homes per 100,000 people
- Anchorage: Fewer than 50 homes per 100,000 people!
One key difference: Anchorage has a lot of condos, while the Valley market is almost entirely single-family homes.
What This Means:
1. If you’re looking to buy in Anchorage, expect competition and rising prices.
2. In the Valley, inventory is still tight, but buyers have more options compared to Anchorage.
