Doing the Memo on the edge of the overlook reveals another hazard to consider when purchasing a property. In addition to rivers eroding the river bank, you need to pay attention to land that moves. Many homes are built on hillsides. Sometimes the hillside moves…only a little. Like maybe only one centimeter per year. Or even less. But over time that begins to put pressure on a foundation or sometimes even move the house with the whole hillside.
It’s important to think about the stability of a slope when building or looking at a house built on a slope. We are currently working with two homes in which the hillside is causing some foundation issues. An engineer can usually help with solutions to protect the home from damage.
Also, think about snow moving. If you are looking at homes near a very steep hillside or mountain look for possibilities of an avalanche. You certainly don’t want to wake up to the roar of an avalanche. In the Valley, the main area for avalanches by homes is at the base of Pioneer Peak.
