In the market memo this week there is a comparison between the market in Anchorage and in the Valley. There are only 146 houses for sale in Anchorage. On a per-capita basis that is about one house for every 2,000 people. There are 260 houses for sale in the valley and that’s about one house for every 384 people.
So you can see that the housing shortage is MUCH worse in Anchorage. No wonder we have so many Anchorage buyers coming out here. There is almost nothing for sale in Anchorage.
Not only that, the average list price in Anchorage is $618,000 compared to $475,334 out here in the valley. So, I guess when we look at these numbers we don’t have it so bad.
