What is the Proposed Large Lot District Ordinance?
The Matanuska-Susitna Borough Assembly is considering an ordinance which would create a new zoning category called the Large Lot District.
The purpose of this ordinance is to “protect and retain the character of large lot communities” in line with the Borough’s comprehensive plan. If adopted, it would set the following rules:
- Minimum lot size: 5 acres.
- Creation of districts: A Large Lot District could be established if at least 67% of property owners in the proposed area sign a petition.
- Applicability: The ordinance applies across the Borough (excluding Palmer, Wasilla, and Houston). In cases of conflict with other zoning, the most restrictive rule would apply.
- Nonconforming lots: Smaller lots within a district would become “legal nonconforming,” meaning they remain valid but cannot be further subdivided.
What it Could Mean for Property Owners
If adopted, the ordinance could affect property owners in several ways:
- Flexibility: Owners in a Large Lot District would be limited to subdividing land into parcels of 5 acres or larger.
- Petition process: Neighbors representing two-thirds of the lots in an area could create a district, which would apply to all properties inside the boundary.
- Property values: Larger lots might be preserved, while opportunities for smaller-lot development would be reduced.
- Market demand: Buyers seeking smaller parcels could find fewer options, while those seeking larger acreage might see more consistency in lot sizes.
The Borough Assembly will hold a public hearing on the ordinance October 6, 2025 where residents can provide input.
