I happen to have two houses for sale, each with over 3,000 square feet of shop space. I’ll include links to the listings at the bottom of this memo.

But first, I wanted to touch on two things:

1. Low Inventory in Anchorage and the Mat-Su Valley
Anchorage currently has 190 homes on the market and sold 158 homes last month. That’s just 1.2 months of inventory — a strong seller’s market by any standard.

The Mat-Su Valley has 400 homes on the market and sold 159 last month, which puts us at 2.5 months of inventory. That’s still clearly a seller’s market.

What does that mean? In short, low inventory supports home prices. Even with higher interest rates, prices are staying firm and rising — just at a more moderate pace.

2. Buyers Are Willing to Drive for Quality
The Mat-Su is growing, while Anchorage is either holding steady or slowly shrinking. More and more people are willing to drive to the Valley for more land, newer homes, larger lots, and a better overall community feel.

Here are a few numbers to consider:

New homes sold in the last 12 months:
Anchorage: 79
Mat-Su Valley: 338

Median lot size:
Anchorage: 0.2 acres
Mat-Su Valley: 0.93 acres

Average home size: About 1,800 sq ft in both areas

Average age of homes:
Anchorage: 33 years
Mat-Su Valley: 17 years

Homes with Shops – Both Priced at $599,000
