Pocket Listings

A pocket listing is a real estate term for houses that a broker knows are for sale, but are not on the formal MLS system. There are many possible reasons that a seller may not want his property to be on the public multiple listing service. Probably the biggest reason is that the seller doesn’t want to deal with a lot of “drive-bys”.

“Drive-bys” are what we call when people drive by the property to see if their first impression of the house is good enough to cause them to make an appointment to view it. But what if you can’t see the house from the road and have to drive down a long private drive to view the house? Or perhaps the seller shares a long driveway with a neighbor who wouldn’t appreciate people snooping around.

There are many other possible reasons for sellers not wanting to have their homes publicized on the MLS system but suffice it to say that most real estate brokers have a few pocket listings. These pocket listings are often some of the most desirable homes in a brokers inventory.

It is only a few years old and has hardly been lived in. This is a one-of-kind find that will only be shown to qualified buyers. There will be NO drive-bys on this home so don’t ask for the address.
