A couple weeks ago I wrote a post about winter trends in the Wasilla and Palmer real estate market. I was surprised to find that this past winter showed an increasing price and increased volume over the last few winters.

I wondered if that was just a winter statistic that would not hold up if I compared the entire years worth of sales.

So I have done that here. These are 12 month statistics ending on April 15 of each year.

So this shows that we have had more sales in Wasilla and Palmer this year than in the last 3 years and that the median prices are the highest in history…

I’m still not going to predict that the market will continue upward. But if the state pumps over 3 billion into the economy it might, at least for the short term.

Oh, by the way, in that post I wrote about winter market trends I also predicted that the new construction house at the top of the page would sell right away. It did…it’s pending now. But I am still showing it off this weekend in the Spring Parade of Homes. Come see me there on Saturday and Sunday. Just follow the signs across from Colony Middle School.

Mortgage Updates April 11th, 2011

I receive daily and weekly mortgage updates from several different lenders. Interest rates change daily, so the quote you get from one lender today may be completely different the next day. Almost all of the lenders are very competitive. I’s really not productive to try to choose your lender based on the interest rate quote.

You need to know what the interest rate is compared to the total costs of that loan. Different lenders have different costs and each can usually adjust the costs up or down based on the interest rate quoted. If they hear you have a good rate from one lender, they can beat it by just increasing the closing costs a little.

You should find a loan officer that has good experience and that has a reputation for delivering on their promises in a timely manner and then go with them. The difference of a few hundred in closing costs now will be diminished over the length of your loan.
