Wasilla Deals Of The Week 12-11-2007 December 11th, 2007
There haven’t been very many new listings to sort through lately. But of the four deals mentioned in the last two weeks, two have already sold. I wouldn’t be surprised to see the others sold soon.
I picked three this week.
- 5173 S Emerald Way, $168,500, Listed by Elizabeth MacMullen at RE/MAX of Wasilla. This is a foreclosure on a lake in the Big Lake area. When you throw in the almost 2 acres of land and detached shop, it’s hard to beat.
- 2020 S Rue de la Paix, $189,000, Listed by Cheryl Campbell at Prudential Jack White Vista. Three bedroom two bath in immaculate condition. That’s only $129 per square foot, not bad for a newer ranch.
- 2751 W Stonebridge Drive, $285,000, Listed by Marty Van Diest at RE/MAX of Wasilla. I’m serious about this one. If you are in the market for a house n this price range this one is hard to beat. It’s under construction now and will be complete about the end of February. 1900 sq ft ranch with LOTS of upgrades.

- 1. Just because I say its a deal doesn’t mean that you should buy it “sight unseen”. I am only looking at the MLS. In most cases I am not physically previewing these properties.
- 2. To qualify for DOTW, within the past week the property must have either been newly listed, come back on the market, or had the price lowered. This is based on the assumption that if a property was truly a “deal” it would not last more than a week on the market.
Wasilla Real Estate Deals Of The Week 12-4-07 December 4th, 2007
I scoured the Alaska MLS for deals this week. I only look at the listings that just came on the market this week, or came back on the market, or had their price changed. There were only 17 to look at because it was a slow listing week. Both of these properties are in the Wasilla area.
Of the two I highlighted last week, one is pending.
These two stood out this week:
- $85,000. A foreclosure on 1681 Crazy Pearsons Road. If you can handle that address, take a look at this house listed by Uli Johnson at Double Eagle Real Estate. It appears to be a 1700+ sq foot manufactured home on a one acre lot.
- $192,500. An Estate Sale on 7883 S Lahti Circle. A newer Wolfe Construction home listed by Lee Mitchell at RE/MAX of Wasilla. It’s only $133 per square foot which is low for what you are getting.
While not meeting the strict criteria of my deals of the week. After looking at over 35 homes in the $250–$350K range this week I am convinced that my listing at 365 Weiss Circle is a deal. Deals Of The Week
I am reviving the “Deals Of The Week”, (DOTW), with a couple new rules.

Please keep these rules in mind when checking out these properties.
This past week was a slow one for listings so there are only two interesting properties
- 4150 N Barbara Street, $85,000, 2 bedroom, 2.3 acres with frontage on Cottonwood Creek, listed with Lou Kaminski, Distinctive Properties.
- 12235 Little John Drive, $159,000, 3 bedroom home, 4 car garage (quonset) Listed with Dave Johnson, Fishhook Realty

Income Property That Actually Makes Cents September 12th, 2007
And hopefully a little more…
I’m already ducking tomatos for using the same bad pun twice in one week.
But here are a couple properties currently on the market that look as if they would produce an income right out of the box.
$250,000 for a very unusual four plex…Listed with Charlene Moss at Prudential Vista Real Estate.
$189,900 for a 1,952 square foot duplex with a garage. Listed with Larry Ficek at RE/MAX of Wasilla
It’s easy to make a case for these multi-family units to actually produce a monthly income. If you would like to see any of them, give me a call on my cell, (232–7900). I would love to show them to you.
Some people make a distinction between investment property and income property. In this distinction investment property isn’t expected to pay off until it eventually sells, when the appreciation hopefully exceeds the purchase price and holding costs.
Income property actually begins to pay for itself immediately and if it is maintained properly usually appreciates as well. It seems to me that if one is investing in real estate it would be a good idea to purchase something that pays for itself.
Deal of the Week June 19th, 2007
I mentioned previously that I would not revive the deals of the week unless I knew I had a bona fide DEAL.
Well here is one. It has a recent appraisal for more than $300,000 but the price was lowered today to $259,900. Here are the details on the house.
