			<content:encoded><![CDATA[<p><strong>The deals of the week went out to all the subscribers on Friday.</strong>  If you want to be on this list send me an email, (click on &#8220;contact me&#8221; to the right), and ask for deals of the week.  </p>
<p><strong>This week I focused only on Palmer and Wasilla</strong> because thats were most of the buyers are focusing.  </p>
<p><strong>I was pretty relentless on real obvious deals</strong> as you can see from the paring down of the new listings and the price reductions. Some of these are short sales&#8212;FAIR WARNING ON SHORT SALES&#8212;they can be frustrating.  </p>
<p><strong>The deals of the week included: 3 of 25 new listings, 4 of 50 price reductions, all 16 Foreclosures, and all 8 relos.</strong> </p>
<p><strong>If you are looking for a fair deal and a good house, </strong>there are quite a few brand new houses coming on the market that qualify for the $7,500 energy rebate.  Many of them are priced VERY competitively to start with and with the rebate and the great savings you have on the new energy efficient homes they are something you should consider.  </p>
<p><strong>I know of several new homes</strong> that aren&#8217;t on the market yet that will be great deals for someone.  Let me know if you are interested in them.  I&#8217;ll get you the info.</p>

<p><strong>So you will need to sign up</strong> for them for the weekly list by just completing the contact form at the bottom and asking to be on the <em><strong>deals of the week list</strong></em> in your message.</p>

<p><strong>This is a VA foreclosure </strong>that for some reason was listed at a lower than expected price.&nbsp; The listing price is not determined by the listing licensee, who was Elizabeth Macmullen,&nbsp;but by the asset manager for VA.</p>
<p><strong>If you were on my motivated seller list you would have been notified of this fantastic deal.</strong>&nbsp; <em>&hellip;by the way&hellip;just drop a line if you want to be on it&hellip;.</em></p>
<p><strong>There was a lot of interest in this house as you might imagine</strong>.&nbsp; In fact, by yesterday there were thirteen offers on the property and of course the seller accepted the highest bid.&nbsp; </p>
<p><strong>I&rsquo;m not sure what the final price was but it was likely at least $20,000 higher than the asking price. </strong></p>
<p><strong>So there are a couple lessons to be learned here.</strong></p>
<ul>
<li>First&hellip;If you want to sell your house right away just underprice the market by about $50K</li>
<li>Second&hellip;There are a lot of ready and willing buyers out there right now, they are just waiting for a good house at a good price.</li>
</ul>

<p><strong>On Monday I mentioned that I would add a feature showing the foreclosed properties</strong>.&nbsp; I intended to just add a link to all the foreclosures that I could find on the MLS system.&nbsp; But&hellip;I discovered that would be against MLS rules so I have done something even better.</p>
<p><strong>In a previous article I noted that foreclosures are not always the best deals on the market.</strong>&nbsp; In fact, foreclosures usually sell for exactly what they are worth.&nbsp; You can read that article <a href="http://www.valleymarket.com/2007/11/10/mat-su-foreclosures-the-good-the-bad-and-the-ugly-part-3/" target="_blank">here</a>.</p>
<p><strong>Still, foreclosures are usually priced below the other similar sized houses</strong> and for the right person they can be a good deal.&nbsp; Even better deals can sometimes be found.&nbsp; These can be&nbsp;relocation properties where a holding company does not want to sit on a vacant house, or they can be divorce sales where a judge orders the sale of a property.</p>
<p><strong>So I have gone through the MLS one by one and come up with 42 listings</strong> that meet the criteria of the title.&nbsp; These properties will absolutely be sold.&nbsp; In fact, most of them will likely be sold fairly quickly.&nbsp; </p>
<p><strong>It is against the MLS rules for me to just post these 42 properties on my website</strong>.&nbsp; I am only supposed to give this information to people I am working with, so I have come up with a way to do that. </p>

<p><em>No updates in 2 months? Surely there are note worthy deals out there!</em></p>
<p><em>But I don&rsquo;t agree on your limit of a week to sell to be a deal. Buyers are slow in the cold &amp; they are taking they&#8217;re time choosing &amp; deciding what they want. Agents are also wasting a lot of time for showings because they aren&rsquo;t pre-qualifying they&#8217;re buyers.</em></p>
<p><strong>Joe is correct that there can be deals outside of my criteria for my deals of the week posts. As a reminder&hellip;here they are.</strong></p>

<li><em>1. Just because I say its a deal doesn&rsquo;t mean that you should buy it &ldquo;sight unseen&rdquo;.&nbsp; I am only looking at the MLS.&nbsp; In most cases I am not physically previewing these properties.</em></li>

<p><strong>However, I have to set some type of guideline for myself</strong>.&nbsp; I make the assumption that a real deal will sell in a week or less.&nbsp; I think most people would agree that a house that sells almost immediately was priced to sell.&nbsp; There certainly can be deals that are on the market for quite some time without selling.&nbsp; Usually this is because some quality of the home is being overlooked by the buyers.&nbsp;Sometimes a great deal for one person is not such a fantastic buy for others.&nbsp; </p>
<p>Every house has a buyer because we are all different.&nbsp; We all have different wants and needs so we choose different types of homes. </p>
<p>Here are MY choices for this week.</p>
