Wasilla and Palmer Real Estate Deals November 16th, 2009

This week I focused only on Palmer and Wasilla because thats were most of the buyers are focusing.
I was pretty relentless on real obvious deals as you can see from the paring down of the new listings and the price reductions. Some of these are short sales—FAIR WARNING ON SHORT SALES—they can be frustrating.
The deals of the week included: 3 of 25 new listings, 4 of 50 price reductions, all 16 Foreclosures, and all 8 relos.
If you are looking for a fair deal and a good house, there are quite a few brand new houses coming on the market that qualify for the $7,500 energy rebate. Many of them are priced VERY competitively to start with and with the rebate and the great savings you have on the new energy efficient homes they are something you should consider.
I know of several new homes that aren’t on the market yet that will be great deals for someone. Let me know if you are interested in them. I’ll get you the info.
Mat-Su Real Estate Deals May 20th, 2009
I just sent out the deals of the week to all the subscribers on the list.
I looked at more than 800 listings and picked out 63 listings from new listings, foreclosures, short sales, price reductions and back-on-markets.

Deals Of The Week March 28th, 2009
I am going to revive the deals of the week…again. Over the last year or so I have had a struggle between wanting to put up deals of the week for anyone to see and the MLS rules which apparently do not allow that.

How To Get Thirteen Offers In Five Days July 29th, 2008
This house came on the market just last week for $148,500. This is a house that Hall Quality Homes built in 1998. He still builds this model for about $230,000 or so.
This is a VA foreclosure that for some reason was listed at a lower than expected price. The listing price is not determined by the listing licensee, who was Elizabeth Macmullen, but by the asset manager for VA.
If you were on my motivated seller list you would have been notified of this fantastic deal. …by the way…just drop a line if you want to be on it….
There was a lot of interest in this house as you might imagine. In fact, by yesterday there were thirteen offers on the property and of course the seller accepted the highest bid.
I’m not sure what the final price was but it was likely at least $20,000 higher than the asking price.
So there are a couple lessons to be learned here.
- First…If you want to sell your house right away just underprice the market by about $50K
- Second…There are a lot of ready and willing buyers out there right now, they are just waiting for a good house at a good price.

I did the deals of the week a little differently this week. I talked to a bunch of realtors and asked which property are they surprised isn’t sold already.
Here they are:
- 2980 S Aimee’s Circle for $290,000, Brand New and lots of upgrades. Listed with Ray Wood, Prudential Vista Real Estate.
- 4500 S McKechnie Loop, $180,000 for a Duplex, Listed with Larry Ficek RE/MAX
- 2634 W Stable Circle, $258,000, Listed with Dave Johnson, Fishhook Realty.
- 11727 Knik-Goose Bay Road. $750,000, Listed with Jo Sonerholm, Prudential Vista
- 4901 E Fairview Loop, $175,000 with a shop, Listed with Kevin Crozier, RE/MAX
- 8571 E Queensboro, $325,000 3460 sq ft home, Listed with Marty Van Diest…that’s me!
- 5155 N Kipling, $250,000, 1625 Brand New Ranch in Hart Lake. I get two…
These are all very good houses for the price. Obviously they don’t fit every buyer, but they are priced right for the property. Check them out. If you are interested but still think the price is high, these are serious sellers, make an offer.
